Once a client and I agree that we are going to work together to find him the best home for his dollar, we discuss his specific needs.  Then I go to work to find him exactly what he wants.  One step in that process is to advertise his needs in the local papers (a recent ad I ran can be seen above)  I also keep these buyers posted on my website www.MurraysBuyers.info and I encourage sellers that are "on the fence" to periodically check that page for a good match.  I also write letters to owners of properties in my clients search area, and I preview every property that comes up.  I have facilitated a number of deals for my clients who have successfully purchased unlisted properties in this manner, and you can read the testimonials page of my website for the details.  Many sellers don't enjoy the process of listing and marketing their homes, so a quick deal to a prequalified buyer can be very appealing.

99% of the time (especially in this market) the real estate commissions are paid by the sellers and the selling agent "co brokes" a portion of the commission to the buyers agent.  Therfore, the cost to hire your own expert is Nothing!  I get paid by the seller!
